General Information

Where is Holly Tree Lodges located?

We are situated at Holly Tree Farm in Osbaldwick, North Yorkshire. Our private, gated site offers a peaceful rural retreat while being just a 10-minute journey from the historic centre of York.

What makes your lodges unique?

Our lodges are authentic Scandinavian timber buildings imported directly from Finland. Unlike standard holiday park cabins, ours were hand-assembled on-site to provide a high-quality, “real wood” feel. Every lodge is individually styled and arranged around our tranquil, purpose-built fishing lake.

Is the site secure?

Yes. To ensure the privacy and peace of our guests, the site is a fully enclosed, private community accessible only via electric entrance gates.

Can I charge my electric vehicle at Holly Tree Lodges?

Yes! There is a double Hager 13A outdoor socket available for guest use. Please note that a small fee applies for EV charging. Guests are asked to bring their own charging cables and ensure the vehicle is parked safely while charging.

Accessibility

Do you have accessible lodges?

Yes. Providing a premium experience for everyone is a core part of our identity. We have two purpose-built, fully wheelchair-accessible lodges. Unlike “partially adapted” units, these were designed from the ground up with adapted open-plan layouts, widened doorways, and high-specification specialist wet rooms.

Sustainability

Are the lodges eco-friendly?

We are committed to responsible tourism. Our lodges are constructed from sustainably sourced timber and are supported by on-site solar panels to help manage energy usage. We also provide electric car charging points for guest use.

Booking & Stay Details

What are the check-in and check-out times?

Check in is 4pm and check out is 10am. Detailed check-in and check-out instructions will be provided in your booking confirmation. We operate a full changeover system to ensure every lodge is prepared to our premium standards before you arrive.

 

What is included in the lodge?

Every lodge is fully equipped for a luxury self-catering stay, featuring:

  • A fully equipped kitchen and comfortable living/dining areas.
  • A private outdoor hot tub.
  • A private sauna (available in most lodges).
  • High-speed Wi-Fi and a Smart TV.
  • A luxury arrival pack to help you settle in.
How many people can stay in a lodge?

Our lodges are designed for couples, families, and small groups, comfortably accommodating up to four guests.

Is there a security deposit for my stay?

Yes. A refundable security deposit of £250 will be pre-authorised on the card used to make your booking. This pre-authorisation is processed approximately 2 days before your arrival. Provided that no damage, loss, or excessive cleaning is required after your departure, the hold will be released 2 days after checkout. Holly Tree Lodges reserves the right to deduct part or all of the deposit if any damage, loss, or additional cleaning is necessary.

 

Are you pet-friendly?

We do offer pet-friendly options so that your four-legged family members can join the escape. Please specify your requirements when booking to ensure you are allocated a pet-friendly lodge.

 

Location & Activities

How do I get into York?

We are perfectly positioned as a base for exploring the city. There is a bus stop just a few yards from our entrance with frequent services into York. Alternatively, a Park & Ride facility is located nearby, making it easy to visit attractions without the hassle of city-centre parking.

Can I fish in the lake?

Our lake was purpose-built for fishing as part of the original farm diversification. Guests are welcome to enjoy the tranquil lakeside setting; please contact us for specific rules regarding fishing during your stay.

 

What is nearby?

There is a local pub within easy walking distance of the site. Our “Local’s Guide” on the website also provides recommendations for the best nearby pubs, dog-friendly walks, and hidden gems in York.
